Harsh weather in February slows new inventory from hitting the market

After a strong start to the year, February reversed course for new listings and pending sales as buyers and sellers were hindered by harsh weather. Previous activity, however, didn’t slow as closed transactions rose, continuing the momentum for the third consecutive month.

Bluegrass real estate market moves forward in December

The real estate market in Central and Southern Kentucky got a boost across many categories to close out the year. Residential transactions were up 8% in December, with 1,117 sales in 2025 compared to 1,038 last year. Sales surged more than 20% over the previous month’s total of 930.

Single-family sales in December saw an 8% increase, with 1,044 homes sold compared to 967 last year, while townhouse and condo sales jumped 3%, from 71 units in 2024 to 73 this year. Townhouses and condos represented 7% of the market.

Home sales in the Bluegrass region exceed $4 billion through November

Real estate sales volume in the Bluegrass region topped $4 billion through November as the market has been strong throughout 2025. For the month, however, total sold volume slowed, reaching $297 million, a drop of 12% compared to the $336 million recorded in November 2024. For the year, dollar volume was just north of $4.1 billion, an 8% uptick from $3.8 billion last year.

Bluegrass region housing market sees rising supply and strong demand

Growing housing options in the market continue to benefit home buyers in the Bluegrass region, according to October data from Bluegrass Realtors®.

New listings reached 1,659 for the month, a 3% decrease compared to the 1,712 homes listed one year ago. The dip broke an eight consecutive month trend of year-over-year increases. Year-to-date, homes coming to the market are up 7% with 17,221 homes compared to 16,063 in 2024.
